Two Properties Added to Hinsdale's Historically Significant Structures List

These properties, located at 405 West 6th Street and 633 South Washington Street, were recommended for inclusion by the Historic Preservation Commission. Inclusion on this list provides property owners with benefits such as flexible zoning standards, fee waivers, expedited processing, and property tax rebates. This addition will bring the total number of historically significant structures to 101, following the demolition of one property since the list was last updated. The board also noted that Hinsdale's historic preservation program, specifically Title 14, has been recognized as a model for other Northshore suburbs.
Resident Advocates for Continued Contract with Republic Services for Waste Hauling
During the discussion of water rates, a resident, Robbie Dalton, expressed disappointment with the potential selection of Flood Brothers for waste hauling and voiced strong support for continuing the contract with Republic Services. Dalton cited Republic's reliability and helpfulness as key reasons, concluding with the idiom 'if it ain't broke, don't fix it'.
Hinsdale Approves Water Rate Adjustment, Opting for Option One to Fund Projects and Lead Line Replacement
The Village Board of Trustees voted on a proposed water rate adjustment for 2026. The goal is for the water utility to be self-supporting, with users covering the fully loaded cost of water, encompassing both operating (variable) and capital (fixed) costs. The current structure includes a fixed infrastructure fee (IMIF) of $15 per bimonthly bill, established in 2021, and a variable rate that has historically increased in line with the DuPage Water Commission's rates. Due to upcoming significant water projects (Sixth Street, Madison Street, County Line Road) and the state mandate to replace lead service lines over the next 10 years, additional rate increases are necessary. The village aims to raise $1.25 million in revenue. Two options were presented: Option One involves increasing the IMIF to $30 and the variable rate by 9.84%; Option Two involves increasing the IMIF to $40 and the variable rate by a lower percentage. The board reached a consensus to approve Option One, favoring its lower flat fee and more consumption-based pricing structure, with concerns about the financial impact on different user types (residential vs. commercial) and the variability of revenue based on consumption being discussed. The board also confirmed that revenues must remain within the water fund and cannot be diverted. The decision on how to address lead service line replacement will be made by the end of summer, with implementation beginning January 1st, requiring planning and resident notification well in advance.
Humble Patty and Fuller House Improvements Approved, Safety Barrier Mandated
The board approved a second read for the exterior appearance plan and site plan for improvements at 50 South Garfield Avenue / 35 East First Street, to be operated as 'Humble Patty' and 'Fuller House'. The property is in the B2 central business and downtown historic districts, with the building being historically significant. The plans include exterior building improvements and a new outdoor dining area for Humble Patty, along with minor modifications to Fuller House's existing outdoor dining. Concerns regarding bike storage led to a recommendation to incorporate bike racks into future downtown district designs, with a potential location identified on First Street. A safety barrier will be installed between the Humble Patty and Fuller House seating areas, approved by staff and village officials prior to occupancy. The applicant, Sam, is working with a professional services firm on the barrier design and aims for a Labor Day opening.
