City Council Reviews and Confirms TIF Eligibility for Two Algonquin Road Redevelopment Areas

The City Council reviewed proposed Tax Increment Financing (TIF) districts along Algonquin Road, focusing on two specific areas: Algonquin and Keystone, and Algonquin and Orchard. Consultants from SB Freeman Development Advisors presented their eligibility findings, confirming that both areas meet the criteria for TIF designation based on factors such as EAV growth, structural deterioration, code compliance, utility adequacy, community planning alignment, and excessive vacancies. The proposed redevelopment objectives include physical improvements, rehabilitation of existing structures, and investment in public infrastructure. The estimated budgets for these districts are $52 million for Algonquin and Keystone, and a similarly high-level estimate for Algonquin and Orchard, with the intention of retiring costs by December 31st, 2050.
