Site Plan Approved for New Car Wash at Orchard Commerce Center

The committee reviewed and discussed the site plan approval for a new car wash, part of the Orchard Commerce Center PUD approved in 2004. The proposed car wash would be approximately 4,200 square feet with a single tunnel, 20 self-serve vacuum stalls, and 26 parking stalls. The project meets all setbacks and design guidelines without requesting variances. The planning commission unanimously approved the site plan in May. Concerns were raised regarding the number of car washes in the area and water usage, but staff clarified that car washes are typically a special use unless already approved in a PUD, as in this case. The project is a significant investment by Club Car Wash, which has a strong record of not closing locations. The committee moved to discuss the site plan further, with final approval to be considered at the next meeting.
