Car Wash Concept at Former Famous Dave's Site Faces Board Opposition Over Parking and Traffic Concerns
Build Holding Company presented a concept for a car wash at 99 West Townline Road (former Famous Dave's/current Mallister's site). Vernon Hills Poised to Close Two TIF Districts, Potentially Saving Millions
The board received an update on two Tax Increment Financing (TIF) districts: Vernon Hills Town Center TIF #1 (established 2002) and Melody Farms Tiff #2 (established 2017). Town Center TIF #1 is at its natural expiration and will be closed, with a significant surplus to be distributed. Melody Farms TIF #2 is in a financial position to be closed early, potentially saving $3 million in interest and $440,000 annually in village contributions. Staff sought board direction on proceeding with closure ordinances for both, with Melody Farms potentially closing early.
E-Vehicle Safety Concerns on Vernon Hills Paths Addressed by New State Law
Ron Gerlock raised concerns about the speed and silence of e-vehicles on the Deer Path Parkway path near Centennial Crossing, noting dangers to pedestrians including women with strollers and elderly individuals. He highlighted that speeds exceed the 20 mph limit indicated on village signs for e-bikes. Chief stated that a new state law (Senate Bill 3484), awaiting the governor's signature, will address e-bike and e-scooter regulations, setting a minimum age of 16 for most devices starting January 1, 2027, and clarifying usage on multi-use paths. The village is working with the park district on updating information and enforcement, with statewide education campaigns planned.
