Valley Stream Approves Rezoning for 132-Unit Senior Housing Development

The village board considered and approved a local law to amend the official map of the incorporated village of Valley Stream by changing a parcel of land from a P district to a CA floating multi-dwelling district. This rezoning is for a senior housing development at 62-78 Hick Street, consisting of 132 units in a five-story dwelling with 112 parking spaces. Public hearings were held where residents raised concerns about the impact on current senior residents, traffic, parking, emergency access, and healthcare access. The board and developer representatives addressed these concerns, emphasizing the need for senior housing, the ongoing four-year waiting list for Monica Village, and assurances that emergency access would not be compromised. The developer also committed to maintaining the adjacent stream area and prioritizing village residents for the new housing units. The proposal involves an IDA application which may offer tax breaks, but the village expects to remain whole financially. The project has been in development for approximately four to five years.
