Special Warranty Deeds Approved for CR Oak Creek Land Phase II Development
The council accepted Resolution number 12694-061626, approving special warranty deeds between CR Oak Creek Land 2 LLC and the City of Oak Creek. This action is part of Phase II of a development project, involving a land swap. The city is conveying property to the developer and receiving property in return, not as an equal swap. The city currently owns 12 acres, is keeping 6.4 acres, and gaining 10.2 acres. This will ultimately retain the hard corner of 27th and Puterbaugh for the city, following the newly approved CSM. Melissa, speaking on behalf of the city, noted the development team's cooperation.
Hold Harmless Agreement Approved for Retaining Wall at 8312 South Palamino Court
The council considered and approved a resolution approving a hold harmless and indemnity agreement with Joseph E. Brezguel regarding property at 8312 South Palamino Court. The agreement addresses a retaining wall located in an easement that has been in place for approximately 10 years. The homeowner is seeking to correct the situation, and the agreement shifts liability for any damage to the water main or costs to replace the retaining wall to the homeowner, not the utility. This avoids the need to tear up the backyard for extensive repairs.

The council approved the minutes from the June 2nd, 2026 meeting. A motion to approve was made and seconded. Roll call confirmed Alderwoman Marshall and Gail were present and voted in favor.
Parcel at 8461 South 13th Street Approved for Division into Four Residential Lots
The council considered and approved a certified survey map to divide a 1.59-acre parcel located at 8461 South 13th Street into four residential lots. Lots 1, 2, and 3 will be approximately 16,000 square feet each, while the remaining northern lot will be slightly larger at 0.42 acres. These parcels meet the zoning code's size restrictions (RS3). A foundation on the northern part of the lot will need to be removed before any construction permits are pulled. The developer intends to build on all four lots, requiring a comprehensive grading plan. The plan commission recommended approval.
Building Inspection and Impact Fees Waived for Underground Facilities Rehabilitation Project
The council approved a motion to wave all city building inspection and impact fees for the underground facilities rehabilitation project construction, project number 211. This waiver is consistent with past practice for similar city projects, including the 2008 utility project expansion, fire station, and city hall buildings. Brian Johnson, Director of Utilities, presented the request, noting it as standard operating procedure for significant city projects.
