Board Approves Conditional Use for Wolf Creek Landscape Services Nursery

The Board of Zoning Appeals considered a conditional use permit request for Wolf Creek Landscape Services, LLC, to establish a greenhouse and plant nursery on a 34.9-acre property located at 941 North 500 West. The proposed use is in an agriculture-preferred zoning district and aligns with the future land use designation of agriculture and floodway sensitive area. The application included plans for retail sales, greenhouse structures, agricultural crop fields for produce, and hiking trails in the floodway preserve. The board discussed criteria including driveway separation, operational hours, parking, signage, and floodway/flood fringe concerns. The applicant addressed staff concerns by providing detailed dimensions for the parking area and greenhouse structures, clarification on crop field usage, a letter of recommendation from a neighbor, and confirmation of clearing the visibility triangle. The board ultimately approved the conditional use permit with conditions related to maintaining the clear visibility triangle and consistent development standards.
