Watertown Approves Prairie Haven TIF District for Affordable Housing Development
The city council approved the Prairie Haven TIF District #24, which will support the second phase of a residential development comprising 75 homes. The project involves an investment of $22-24 million, with the TIF covering $4.4 million in eligible infrastructure costs. This TIF is classified as promoting affordable housing by reducing the cost per lot, estimated at $58-60,000 without the TIF. The council reviewed the district boundaries, assessed values, and economic feasibility, concluding that the increment generated should be sufficient to cover costs within 20 years.
Watertown Purchases 2.91 Acres for Future North Bypass Project
The city approved the purchase of Lot B2, approximately 2.91 acres along 26th Street Northwest, from the South Dakota Department of Transportation for $12,200. The intent is to lease the property until it is needed for the future north bypass. A portion of the parcel (B1) was previously cut out as it feeds the adjoining property owner's house. The city manager is authorized to execute all necessary documents for the land acquisition. The neighbor expressed concerns about potential future road construction impacting their property, but the city manager assured fair market value compensation if acquisition becomes necessary.
