Conditional Use Hearing Held for CCP Property Owners Association Office and Parking Facility

The board held a public hearing for a conditional use application filed by CCP Property Owners Association South for a property located along T drive. The applicant proposes the construction of an office space for the homeowners association, along with an associated garage and lot. The conditional use is specifically for parking related to the project, including requests for a reduced number of parking spaces, allowing for offsite parking, and the sharing of parking spaces with an adjacent pool facility. The applicant presented testimony from their engineer, Nate Oiler, and manager, Peggy Gutsch, detailing the site plan, building design, parking arrangements, landscaping, lighting, and stormwater management. The board reviewed exhibits including the application, notice of hearing, correspondence from the planning commission, and photographs of the property. The applicant agreed to address comments and conditions from the planning commission regarding landscaping, buffers, fencing, shade trees, and lighting, as well as conditions related to visitor parking, signage, and scheduling of meetings to avoid conflicts with pool hours. The proposed office building is designed to resemble a residential structure.
