Medford Council and Community Development Board Advance Boston Avenue Zoning Amendments
The City Council and Community Development Board met to discuss proposed amendments to the Medford Zoning Ordinance, specifically for the Boston Avenue Neighborhood Corridor District. The amendments aim to create new districts with three sub-districts along Boston Avenue to encourage mixed-use development and vibrancy. Key discussions focused on defining purpose-built student housing, setting height and boundary proposals for sub-districts, and addressing parking requirements. The boards reviewed presentations on the proposed zoning changes, including detailed scenarios for building heights and shadow studies across different zones (BA1, BA2, BA3). Public comments were heard regarding concerns about building heights, traffic, parking, the impact of student housing, and the overall process. Ultimately, the council voted to approve Option A for BA1 (3+1 stories), Option C for BA2 (4+3 in center, 3+1 sides with amended setbacks), and Option A for BA3 (5+2 stories). The public hearing was closed, and the Community Development Board will finalize recommendations over the summer, with a target of presenting a final draft in early September.
