The revised plans may include entertainment options like a bowling alley or play stations. Entrances will be from Brasher Lane, with a potential exit-only access considered for Highway 280. The property is split by Brasher Lane, with 4 acres on one side and 11-12 acres on the other. The vote on this rezoning is scheduled for the first January meeting (corrected to July).
Chelsea City Council Reviews Rezoning for 20-Lot Residential Development on Essex Drive
The Chelsea City Council held a public hearing for a rezoning request submitted by Connor Farmer at High Point Properties. The request is to rezone approximately 28 acres located on Essex Drive from agricultural (AR) to R1 residential. The proposal includes developing 20 lots with a minimum lot width of 125 feet and a minimum lot size of 0.8 acres. Conditions proposed include adopting covenants and restrictions similar to an adjoining subdivision, with variations for materials (brickstone and hardy plank) and allowing natural areas. A 30-foot undisturbed buffer will be maintained adjacent to existing houses. No blasting will be permitted on the site; only rock hammers will be used if necessary for utilities or basements. Anticipated house prices start at $600,000. Concerns were raised by residents regarding traffic impact on the Essex Drive and Highway 280 intersection, potential for future higher-density development if the rezoning is not strictly tied to the 20-lot plan, and the need for road improvements. The council confirmed that the zoning would revert to AR if construction does not begin within one year and that the approved conditions would be binding. The vote on this ordinance is scheduled for the first agenda in July.
Chelsea City Council Approves Payment of City Bills
The Chelsea City Council approved paying the city bills. The motion to pay the bills was made and seconded, followed by a unanimous 'aye' vote.
Chelsea Fest Preparations Underway with New Venue and Enhanced Logistics
Brendan provided an update on community events, including the farmers market on June 20th (Saturday) from 9 AM to 12 PM, expecting over 40 vendors. He also detailed preparations for Chelsea Fest, including a new, larger 10-acre event space located on 280 near Metro Storage. The space is approximately 100 feet wider and 100 feet longer than previous locations. The event will feature enhanced amenities such as VIP parking, vendor parking, lighting, ample restrooms, and shuttle services from two locations (Chelsea Community Church and Publix).
