A 30-foot undisturbed buffer will be maintained adjacent to existing houses. No blasting will be permitted on the site; only rock hammers will be used if necessary for utilities or basements. Anticipated house prices start at $600,000. Concerns were raised by residents regarding traffic impact on the Essex Drive and Highway 280 intersection, potential for future higher-density development if the rezoning is not strictly tied to the 20-lot plan, and the need for road improvements. The council confirmed that the zoning would revert to AR if construction does not begin within one year and that the approved conditions would be binding. The vote on this ordinance is scheduled for the first agenda in July.

Chelsea Fest Preparations Underway with New Venue and Enhanced Logistics

He also detailed preparations for Chelsea Fest, including a new, larger 10-acre event space located on 280 near Metro Storage. The space is approximately 100 feet wider and 100 feet longer than previous locations. The event will feature enhanced amenities such as VIP parking, vendor parking, lighting, ample restrooms, and shuttle services from two locations (Chelsea Community Church and Publix).
