Village of Waunakee Board Meeting 6/15/26
Published: Jun 15, 2026
Heyday Subdivision Approved: Includes 114 Rental Homes, Townhomes, and Single-Family Lots
The village board discussed and took action on the preliminary plat, rezoning, and general development plan for the Heyday subdivision located at the northeast corner of North Madison Street and Easy Street. The project proposes 114 single-story rental homes, 36 two-story rental townhomes, and 50 single-family lots. The rezoning request is from A1 (agricultural) to PUD (planned unit district). Key modifications to the R2 single-family residential district include allowing single-family attached dwellings up to six units per structure, reducing minimum lot area from 8,500 to 7,000 square feet, and reducing minimum lot width from 70 to 57 feet. The plan includes 0.59 acres of dedicated public parkland and requires the developer to pay a prorated in-lieu parkland fee of approximately $310,000 and park impact fees totaling $521,847. The project also emphasizes pedestrian connectivity with 10-ft multi-use paths and sidewalks, and proposes a signalized pedestrian crossing on Easy Street. The board approved the preliminary plat, rezoning, and GDP, subject to the resolution of remaining staff comments and approval of a development agreement. Next steps include submitting final plat and SIP applications, with potential construction start around September 1st.
Wannaboom Flags to Adorn Village Light Poles for Event Promotion
The board approved the request from the Wanke Committee to fly Wanke-themed flags on village light poles for two weeks prior to July 4th, alternating with American flags. This initiative aims to promote the Wanke event and is funded by donated funds, with no additional cost to the village for installation and removal. The board noted the absence of a specific policy for street light flags but made an exception for this instance, considering it a village governmental entity promoting a village event.
Village Approves Updated Park Impact Fees
The village board approved the annual update to park impact fees. The fees have seen a nominal increase from the previous year due to rising costs of land and facilities preparation in parks and open spaces, alongside population growth. The parks committee had previously approved these updated fees.
Village Moves Forward with Establishing Own Fire Department Amidst District Withdrawal
The board engaged in an extensive discussion regarding the village's withdrawal from the Wanke Area Fire District and the formation of its own fire department. Key issues discussed included the need for proportional representation and cost allocation within the district, the village's decision to withdraw effective December 31st, and the subsequent need to establish a fire commission and potentially a fire committee. The discussion highlighted the complexities of asset valuation and liability distribution, the importance of firefighter input and support during the transition, and the establishment of necessary governance structures. The board considered options for a joint police and fire commission versus separate entities and leaned towards a joint commission. The creation of an ad hoc committee or a public safety committee to manage operational policies was also debated, with an emphasis on consulting with current and former firefighters to ensure a smooth transition and continued service. The financial implications and the need for clear policies and communication were stressed.
