Marino Valley Planning Commission Approves Conditional Use Permit for Adelanto Valley Charter School Resource Center
The Planning Commission reviewed and approved a conditional use permit (CUP) for Adelanto Valley Charter School to expand its operations into a 3,240 square foot tenant space to serve as a resource center for students in grades 6-12. The resource center will provide non-classroom-based independent study, one-on-one tutoring, and small group sessions, operating from 7 a.m. to 5 p.m. with a capacity of 25 students and six staff members. No exterior modifications or additional site improvements are proposed. Public comment was minimal, with one speaker expressing general support for charter schools and questioning the student-teacher model, and another speaker with general support for the project.
Marino Valley Planning Commission Approves 184-Unit Apartment Complex Amidst Traffic Concerns
The Planning Commission considered a plot plan for a new residential development, PEN 240075, proposing 184 multi-family residential units in 23 two-story buildings on a 9.39-acre vacant site zoned Corridor Mixed-Use. The project includes amenities such as a clubhouse, swimming pool, spa, and recreational areas. Traffic concerns were raised by residents and commissioners regarding the existing street conditions, particularly Cottonwood Avenue, and the potential impact of increased traffic from the new development, church, and sheriff's department. Staff presented a trip generation analysis indicating the project did not trigger a full traffic impact study based on city thresholds, and noted the developer's condition to widen their frontage of Cottonwood Avenue. After extensive discussion about traffic, road improvements, parking, and EV charging, the commission approved the plot plan with modifications to conditions of approval.
