Moresville Approves Annexation for New Industrial Development

The developer, Boat Land Development LLC, has worked with NC DOT on aligning the project with the Mazeppa flyover and will construct a public road, Quadrant Road. The motion to approve the annexation and utility extension was made by Commissioner Aan and seconded by Commissioner Dingler.

Moresville Fire and Police Departments Host Community Engagement Events and Announce Promotions

The Moresville Fire Rescue awarded promotions on June 3rd to several firefighters who have demonstrated a strong commitment to the safety of the community. The town is considering a voluntary annexation and utility extension request (AX 2026-18) for a 0.29-acre property at 1332 Meckllinburg Highway. The annexation will allow the extension of town water service for the construction of a proposed duplex residential dwelling. The property is currently zoned traditional neighborhood within the town's ETJ. Sewer is not available in this section of Meckllinburg Highway, but water is available. The applicant previously had annexation denied on April 6th, 2026, but has since gathered consent from the owner of the adjacent property at 1334 Meckllinburg Highway to share a driveway. The applicant has a septic permit issued with an expiration date of 2031, and the health department has approved the soil for septic installation. Public comment raised concerns about the precedent this annexation could set, particularly regarding shared driveways and the division of parcels, potentially leading to unintended consequences and increased demand for services. The board ultimately voted to deny the utility extension and ordinance.

Moresville Adopts New Ordinance for Outdoor Amplified Sound Regulation

The town is considering an ordinance to regulate amplified sound on commercial and private property. Currently, the town has a process for permitted special events but lacks a clear framework for routine amplified sound on private commercial property. The proposed ordinance aims to balance the needs of local businesses with the quality of life for nearby residents by establishing objective, measurable standards. Key provisions include a 1,000 ft buffer zone from sensitive locations like schools and places of worship, a requirement for site plans, a limit of four permits per venue per year, and specific operating hours (Sunday-Thursday 9 AM - 9 PM, Friday-Saturday 9 AM - 10 PM). An amplified sound permit will cost $50 with a $500 refundable deposit. The ordinance introduces a progressive enforcement structure: a warning for the first violation, cessation of sound and forfeiture of deposit for the second, and a 12-month permit suspension for the third or unpermitted violations. The ordinance also allows outdoor amplified sound to supersede current UDO provisions that restrict it in outdoor areas. The ordinance was approved.
