First Reading of Zoning Map Amendment for Commercial Development on Rembrandt Dennis

The Town Council held the first reading of an ordinance to consider a zoning map amendment (ZA-26-05) for two parcels totaling approximately 2.032 acres located on Rembrandt Dennis near Cooper River Boulevard. The applicant seeks to rezone these parcels from single-family residential (R2) to general commercial (C2). The area to the south is already zoned C2, including commercial parks and fairground properties. The proposed C2 zoning permits a wide range of uses including retail, office, service establishments, restaurants, automotive services, and more. Staff recommended approval, noting that while the comp plan identifies the area as future residential, its adjacency to existing highway commercial aligns with goals for commercial development. Public input raised concerns about increased traffic impact on adjacent residential streets (Finnick Drive and George Street) if the zoning is changed to commercial, with residents preferring residential development due to lower traffic volume.
