Planning Commission Approves Second-Story Addition at 73 Via Labriza with Specific Design Modifications

The Planning Commission heard a public hearing for a design review and floor area ratio (FAR) exception for a second-story addition at 73 Via Labriza. The project adds 457 sq ft to an existing 3,844 sq ft single-family residence, resulting in a total FAR of 0.445, exceeding the maximum permitted 0.4. The applicant, Mark Wooden Keller, worked with the Larksburg Marina Property Owners Association and presented design revisions, including a specific plan for the bay window protrusion and materials. After extensive discussion regarding the massing of the addition, particularly the front facade, and considering the applicant's family needs and neighbor support, the Commission approved the project with specific conditions on the bay window alignment, materials (board and batten siding), and roof (standing seam metal).
