Key Plaza Shopping Center Redevelopment Approved, Reducing Commercial Space and Increasing Green Areas
The Key Plaza shopping center, originally developed in the 1970s and containing approximately 255,592 square feet of commercial floor area, is slated for redevelopment. The applicant proposes to reduce the commercial floor area to approximately 190,925 square feet, replacing aging structures with modern, code-compliant buildings designed to meet current floodplain and building code requirements. The project includes a new elevated Publix building with parking beneath it, additional at-grade parking, and improvements to stormwater management, pedestrian connectivity, internal circulation, and landscaping. Impervious surfaces will be reduced from 94.6% to 79.61%, while landscaped areas will increase from 5.4% to over 20%. The redevelopment is expected to improve stormwater management, enhance site appearance, and create a more pedestrian-friendly commercial environment.
Phase 3 Redevelopment of Continuum of Care Housing Approved, Replacing Aging Quadplexes
The city is seeking approval for Phase 3 of a continuum of care housing program redevelopment. This phase involves demolishing two aging, two-story quadplex buildings at 1623 and 1624 Spalding Court, constructed in the 1950s/60s, and constructing one new three-story building for the same housing program. The existing buildings are from the 1960s and are susceptible to flooding. The new building will be slightly elevated. The project maintains the same campus capacity and daily trip generation. Planning has no comments, but the applicant will provide a trip generation report. Discussions also included bicycle parking, accessible parking, fire safety, sprinkler systems, and stormwater management.
