Stony Brook Pool Commission Reports Strong Membership Revenue and Smooth Season Preparations

The Stony Brook Pool Commission met on May 13th. Membership revenue is tracking nearly identically to the prior year, reaching approximately $719,000. Preparations for the season went smoothly, including lifeguard hiring and training, onboarding staff to a new payroll system, and hiring an experienced office staff member. The commission discussed events to support pool operations and generate revenue, such as a senior barbecue, school events, and private parties. Competition pool repairs are complete, and piping sections are being replaced. Monitoring of aging infrastructure, including a nearly 30-year-old main pool infiltration unit, is ongoing to ensure cost-effective and reliable operations.

Planning Board Approves Townhome Development and Mixed-Use Apartment Project

The Planning Board approved a use variance for 276-282 Broadway to allow the construction of three townhomes on a commercially zoned lot, deeming it a more favorable community utilization. Additionally, a variance was approved to add residential apartments above existing retail stores at Hillsdale Ave and Winkler Way. This mixed-use project includes adding three two-bedroom apartments, adjusting parking, and relocating a propane station. Variances related to height for decorative roofing and a clock tower were modified, with the tower replaced by a steeple. The plan for an overhang extending over the sidewalk requires separate approval from the Mayor and Council.

Planning Board Approves Variances for Townhomes and Mixed-Use Development; Height Restrictions Adjusted

The Planning Board approved a use variance for 276-282 Broadway to construct three townhomes on a commercially zoned lot, deeming the new utilization more favorable than the existing state of the property. They also approved a variance to add residential apartments on the second level of existing retail stores at Hillsdale Ave and Winkler Way. This project involves adding three two-bedroom apartments, modifying parking, and relocating a propane station. Variances related to height for decorative roofing and a clock tower were adjusted, with the clock tower removed and replaced by a steeple. The approval for an overhang extending over the sidewalk requires further review by the Mayor and Council. A recommendation was made to add a Planning Board member to the Economic Development Committee to streamline the approval process.
