Hayward Planning Commission Approves 72-Unit Condominium Development with Affordable Housing Component
The Planning Commission reviewed and approved an application for a vesting tentative tract map, density bonus, and site plan review to subdivide a 4.8-acre site at 29312 Mission Boulevard for the development of 72 three-story townhouse-style condominiums, including eight affordable units. The project utilizes waivers for several development standards, including setbacks, building footprint encroachment, landscape buffering, open space amenities, massing breakup, and driveway separation, as well as one concession to avoid providing a looped water supply system. Staff recommended approval, and the Commission voted to approve the application.
Hayward Planning Commission Revokes Tobacco Retail Licenses for Four Businesses Amidst Repeated Violations
The Planning Commission held hearings for four tobacco retailers (Mobile Hayward Gas and Food, Smokey Smoke Shop and Gifts, Master Shell, and The Great Smoke Shop) facing potential revocation of their tobacco retail licenses due to accumulating three or more violations within a five-year period. For Mobile Hayward Gas and Food, staff recommended revocation due to six violations, including prohibited products and licensing issues, with strong cooperation from the property owner. For Smokey Smoke Shop and Gifts, staff recommended revocation due to five violations, including prohibited products and a history of appeals and lawsuits. For Master Shell, staff recommended revocation due to five violations, including prohibited products and licensing issues, with significant outstanding penalties. For The Great Smoke Shop, staff recommended revocation due to four violations, including prohibited products found in hidden compartments, suggesting intentional concealment. In all four cases, the Commission voted to revoke the tobacco retail licenses.
