Danbury Zoning Commission Approves Modernization of Zoning Regulations and Establishes New Mixed-Use Transit-Oriented Development District

The Zoning Commission of the City of Danbury voted unanimously to approve two petitions aimed at modernizing zoning regulations and implementing a new mixed-use transit-oriented development (MUTOD) district. The first petition involved amending several sections of the existing zoning regulations and adding new ones to strengthen the framework for future development. The second petition established a MUTOD district along North Street-Padenaram Road, incorporating a priority housing development overlay zone and conservation/traffic mitigation districts. These changes are intended to comply with state mandates, encourage housing growth, promote orderly development, and improve the city's planning consistency. Both petitions were the result of extensive work by the Planning and Zoning Department, the Commission, and stakeholders, including public workshops and input from property owners. The approval ensures the city remains compliant with state laws regarding housing growth and planning.
