City Council Approves Rezoning of South Cactus Road Property

The City Council considered a rezoning request for approximately one and a quarter acres at 275 South Cactus Road, from RS10M (medium-density single-family detached residential) to RSGR (general rural low-density single-family detached residential). The applicant, Kimberly Bergman, sought to align the property's zoning with surrounding parcels and potentially accommodate future development, such as a garage, as the current zoning maxes out the lot's buildable square footage. Concerns were raised by some residents regarding the presence of a shipping container, potential business activity, noise, and property views. The applicant clarified that the container stores business materials like tools and records, not large-scale inventory, and that their business address is elsewhere. Neighbors expressed mixed sentiments, with some supporting the rezoning for consistency and acknowledging the applicant's efforts to be good neighbors, while others raised concerns about potential impacts on noise, views, and property values. The Planning and Zoning Commission recommended approval, and the City Council ultimately approved the rezoning ordinance.

Arizona Water Company Proposes Rate Increase, Cites Infrastructure Investments and Operating Costs

Arizona Water Company presented its recent rate case filing to the Apache Junction City Council. The company is seeking to increase rates to align with capital investments and rising operating costs, which have not been reflected in current rates based on 2022 data. The proposed increase for a typical residential customer using 3,000 gallons per month would be approximately $10, raising the bill from $41.32 to $51.30. The company also highlighted ongoing infrastructure projects, including warehouse construction, well and pump replacements, tank maintenance, and main replacements. A new customer information system has also been implemented to improve customer service. The rate case process involves review by the Arizona Corporation Commission (ACC) and the Residential Utility Consumer Office (RUCO), with public comment sessions to be scheduled. New rates are expected to be effective in the second quarter of 2027.
