The City Council considered a privately initiated, small-scale amendment (approx. 0.39 acres) for TACPA 2602, located at 1701 East 2nd Avenue. The request was to change the future land use designation from Light Industrial (LI) to Urban Mixed Use 60 (UMU60). The site is within the Central Tampa Planning District, Ybor City Local Historic District, and the coastal high hazard area. Under the current LI designation, the site could accommodate 25,482 sq ft of industrial uses. The proposed UMU60 allows for 23 residential units or 55,211 sq ft of residential or non-residential uses, introducing the potential for residential development. The application received no objections from partner agencies and was recommended for approval by the Barrio Latino Commission and the Planning Commission, citing compatibility with surrounding development and the trend towards mixed-use. The applicant noted the small size of the lot makes industrial development impractical.

Gas Works Development Seeks Master AB Sales Approval Amidst Concerns Over Scale
