North Miami Beach Approves Site Plan Modification for Mixed-Use Development, Converting Hotel Units to Residential

The Mayor and City Commission of North Miami Beach considered a resolution approving a major modification of the development site plan for a mixed-use development at 2040 Northeast 163rd Street. The modification primarily involves converting 30 hotel units into residential dwelling units. This change results in an increase in the total building floor area to 650,384 square feet and a building height of 25 stories (272 feet, 8 inches). Other changes include an increase in open space, a reduction in retail space, and the elimination of the variance for minimum lot size requirements for hotel use. The Planning and Zoning Board had previously recommended approval. A new condition was proffered by the applicant, stating that roof terraces, amenities, and covered structures must comply with city code section 24-58S, and enclosed structures above maximum building height shall not be occupied by habitable units or commercial uses. Discussions also touched upon parking calculations, the impact of state preemption on local parking ordinances, the zero lot line aspect of the development, and concerns regarding rooftop amenities like a pickleball court.
