Hampstead Plat 30B Receives Final Approval for Home Construction
Plat approval was requested and granted for Hampstead Plat number 30B, located at the east end of Conduit Street. This plat is for final approval to allow homes to be built, following preliminary plat approval that allowed for street construction. The entrance off Park Crossing will be eliminated once construction is finished. Concerns were raised about potential traffic interference during house construction, but the representative stated construction for this specific plat has not yet started. The platting of new infrastructure for these lots is complete.
New Building Development Plan Approved for Atlanta Highway
A development plan for a new building at 7049 Atlanta Highway was presented by Professional Engineering Consultants (PEC) on behalf of Metro Pro Sea store. The 1.53-acre lot is located east of Taylor Road and west of the Middle East neighborhood. A landscape buffer of 10 ft is included on the north side against the residential development. Concerns were raised about outside lighting potentially interfering with residents' privacy, with the project architect stating efforts will be made to minimize light spill into residential areas. The planning commission requested information on the zoning of adjacent north and south properties.
Hampstead Plat 30C Approved for Lot Boundary Adjustments
Plat approval was requested and granted for Hampstead Plat number 30C. This plat involves replatting and slightly adjusting the boundaries of four existing lots. The primary reason for the adjustment is to shift one lot to avoid easements that encumbered a planned house. The size of the corner lot on the south side was adjusted, and this shift was distributed among the three lots to its north.
Anson Borough Plat Number One Receives Final Approval
Final plat approval was requested and granted for Anson Borough Plat number one. This plat is for a development located approximately 600 ft east of Stony Brook Way, in a PUD planned unit development zoning district. The plat is in compliance with the original HUD and preliminary plat approval from a previous month. Engineering comments requested clarification on the maintenance of landscape areas and amenity parcels, and clarification on the use of a specific parcel behind several lots. The applicant confirmed that amenity parcels are typically handled by the HOA and that they would address the engineering comments. Traffic study was not required by DOT for final approval, and internal traffic comments have not yet been received.
Southern Orthopedic Surgeon Center Development Plan Presented
A development plan for a new building for Southern Orthopedic Surgeon Center was presented. The location is 7580 Houseion Point Drive in an O1 office zoning district. A public hearing was held, and no questions were raised by the planning commission or the audience.
