Farmington Council Approves Multifamily Rezoning Amidst Neighborhood Concerns

The Farmington City Council considered a rezoning petition (ZC26-37) to change a property at 2301 North Huntsinger Avenue from single-family residential (SF7) to multifamily low-density residential. The proposal, brought by Orlando Rivera Yanez and represented by Genesis Estrada, aims to replace a vacant, dilapidated building with two duplexes, creating four housing units. The Planning and Zoning Commission recommended approval with conditions, including a maximum of four units, residential protection standards, and design standards. Public comment revealed concerns about increased density, traffic, parking, and the character of the established single-family neighborhood, while proponents highlighted the need for housing and the removal of a blighted structure. The Council ultimately approved the rezoning with a 4-0 vote, citing alignment with the comprehensive plan, compatibility with the surrounding area, and the provision of affordable housing.
