Planning Commission Recommends Rezoning for General Business Limited Use on Alamance Road
The commission heard a rezoning request for a 4.749-acre property located at 2936 Alamance Road. The applicant, Morgan Thomas Holdings LLC, sought to rezone the property from medium density residential (MDR) to general business limited use (GBLI). The property is on the east side of Alamance Road, south of the intersection with Hatchery Lane. The applicant proposed a limited use rezoning to preserve specific uses, primarily a veterinary clinic, but also to allow for future growth. Concerns were raised by residents regarding traffic safety, particularly the proximity of the proposed entrance to Stow Street, and the potential impact on the residential character of the area. The commission voted to recommend approval of the rezoning request to the city council, finding it consistent with regional commercial future land use and supportive of city growth, while acknowledging the need for development standards and buffers. The motion passed with a vote of 5-0.
